Chip's Ahoy is a Gulf front townhome with panoramic views of the sugar white sandy beaches of Cape San Blas. Recently painted, new decks w/trek decking, sliders, furnishings, appliances, front load washer/dryer, ice maker flat screen tv's - 60 inch in living room, bedding, everything to make your trip to the Cape a memorable event.
The living room has a full bath, sleeper sofa, 2 overstuffed chairs, 60 inch flat screen tv, bay window with gulfviews, dining table that seats six and a bar with two bar stools. The kitchen is all new - cabinets, appliances and cookware - even a full size ice maker! There is a bistro outside table to enjoy the views and two lounge chairs to soak up that wonderful sun!
This home offers a master bedroom with panoramic gulf views, king bed and an outside lounger and small bistro table that seats two to enjoy those wonderful sunsets! The bath is fully updated and has a full size walk in shower! Also, we offer black out drapes so when the sun gets up before you and you just want to sleep in!
The 2nd bedroom offers a queen bed, private bath and balcony. The super loft is perfect for the kids, 1 full bed, three twin beds, two video couches and two 32' flat screen tv's!
Chip's Ahoy is the perfect family retreat or for those couples who just want to come and enjoy the beach. We welcome dogs too!
Barrier Dunes is a gated community located on northern part of Cape San Blas and just 10 minutes from St. Joseph State Park, a 2000 acre park that has a boat landing and three miles of paved roadway to enjoy biking and exploring the nature trails throughout the park. You can also enjoy St. Joseph's Bay which is one of the most pristine bays in the country! The bay offers an abundance of wildlife, scallops, great fishing, kayaking and boating.
Barrier Dunes has two swimming pools, two tennis courts (lighted), paved roads, 3 stocked fishing ponds, street lights, dog stations, 3 beach accesses, and a playground. Perfect getaway for your family to enjoy and experience a slower pace of life that is known as the 'Forgotten Coast'.

"Appliances and grill all need to be replaced"
"The property managers were wonderful. Unfortunately, the property had some issues. When we arrived and opened the drawers in the kitchen we found mice droppings in them. The grill is so old and rusty that only 1 burner works so you can grill about 4 burgers at once. Only 1 burner on the stove gets hot enough to boil water and effectively cook. I had to move pots around constantly trying to cook. The oven didn’t get hot enough so I ended up throwing out what I tried to cook in the oven. Because the property is old there were issues with the lights out front and leading up the stairs onto the main floor. The lightbulbs had to be replaced. The managers offered to come replace the evening we arrived but it was late so we told them it would be fine to wait until the next morning. They did come and replace them the next morning as promised. We had an issue with the clothes dryer smoking and setting off the smoke detector around 2:00 AM. We turned the dryer off and managed to finally get the smoke detector to stop but it chirped every 30 seconds until the next morning when the property managers came with a tall ladder to change the batteries. "We stayed at Chips Ahoy, Barrier Dunes for our week long family vacation. The condo was pure perfection, with plenty of amenities to include beach accessories (chairs, umbrella, boogie boards, etc) and a very serviceable kitchen to allow for cooking during the week. The community is very nice, and the grounds impeccable. While the main balcony view is obstructed by the brush atop the dunes, the view from the third floor balcony is wonderful! "The property was very nice, but we did have a few kinks: dishwasher rack was off track and needed fixing, no soap in any shower, broken ice maker. Also, you couldn't see the beach from the main level bc of the dunes (which we thought otherwise). Besides those things our visit was great. The beach was beautiful!! "Great location. Nice sized "hang out" space on the 1st floor with plenty of seats for dining, cards and puzzles. We really appreciated having a gas grill and ended up grilling out all nights after long days on the beach.
We had a couple of electronic issues which were responded to very promptly.
The third bedroom in the loft is really great for teenagers...it was their get away space.
Our only disappointment was that the landscape had grown quite a bit since the last cutting and we didn't have much of view on the 1st floor. I'd recommend keeping that cut shorter if there are limitations on when it can be cut back.

"I have been trying to get my girlfriend to branch away from PCB for the last several summers and when I started looking at Port St. Joe area, she insisted we would be too far from the water and that not having a high rise view would be undesirable. So glad to have proved her wrong! ...so wrong that she has already booked a trip back!
Chip's Ahoy turned out to be perfect accommodations for 2 families with kids ranging from 4 to 15. The photos just do not do it justice. The space is much larger than the pictures portray, the walkway to the beach is right off the back deck - also not pictured - and the house is beautifully decorated and maintained. Us moms were able to stay on the beach all day each day and the kids were close enough to roam in and out of the condo (with the exception of the 4 year old of course) and since the pool was 12 and up, they were able to help themselves to the pool as well. This spot will absolutely remain on my favorites list. I hope to be back next year!

"This place is beautifully decorated, and has a great view. I think the location makes it the best unit in Barrier Dunes! We had 8 family members and 2 dogs, and had plenty of room. "Beautiful Home with a great gulf view!"
"We loved this condo by the gulf! The interior was very nice and updated. Things were just like the pictures showed. We loved the small gated community it was in, as well! The only two things which I would mention were the two bugs found inside the home and the washing machine being a bit moldy. As far as the bugs, the owners seemed to be treating for it (inside kitchen cabinet, by the refrigerator, there was a sticker showing multiple visits by pest control - a good thing, in my opinion, b/c it shows the owners care and are doing something about it!). And, as far as the mold in the washing machine, just bring some bleach with you. I bought some there to help remedy it. Overall, we found this place wonderful and loved every moment of it! We will totally go back if we are ever in the area and the owners allow us! Had there been no bugs or mold, we would've given 5 stars! An excellent vacation spot! "Disappointment with Rental Condo"
"The location was excellent and being only steps from the beach was the best part of this property. Unfortunately, that is where it ends. It is obvious that the property owner is either unaware or disinterested in providing a professionally managed rental property while still commanding a premium price. On paper the property boasts of several amenities, however that is only on paper. The most important feature to any beach house is the ability for 'sand management' and the owner speaks to keeping sand out of the unit, but the outside 'rinse off' is broken for what appears to be a very long time and to accommodate the rinse off request, you have to walk under the garage to use a hose and walk back through sand to get inside - ?!?
We would have been happy with a functional kitchen. The Kitchen Aid stove (good brand) took over an hour to pre-heat and then did not get hot enough to cook food - threw the food away after watching the stove not cook. The kitchen did not have enough pots/pans to cook a simple breakfast. We did not use the built in ice maker as it was dirty and very loud when turned on. Not sure if broken but we went ahead a just bought ice. Four Slice toaster only had one side working so if more than just a few people you will have a lot of toaster appreciation time. Truly disappointing.
Sliding doors on gulf side bedroom has torn screen and allowed for small flies to enter room. The sliding door on parking lot bedroom slide was not usable. I purchased WD40 to lubricate the tracks just to get them to open easier. Closet doors upstairs and downstairs are off the tracks and in need of repair.
There may be an electrical issue that should be investigated. When the AC was turned on the lighting in the dining area dimmed. A possible cause for concern.
This property listing states 'Newly remodeled' but it is evidenced by the drywall issues, general wear and lack of cleanliness that the 'newly' is no longer valid.
Not trying to nit-pick here but we could have stayed anywhere and at this price point my expectations were not met. They state this unit accommodates 10 persons - if so, bring your own beach chairs and toys the ones they tout as provided are not plentiful or functional.

"Bad weather but great little place"
"Very nice place in great location- we've stayed there before. Weather put a damper on our stay this time but not much you can do about that. Only negative was gas grill was inoperable and woukd be replaced after we left...again though the weather made this a moot point. "Awesome Dog-Friendly Vacation!"
"My family stayed in Chip's Ahoy in early May 2017. We picked Cape San Blas because it was the closest Gulf Beach that was dog-friendly. We picked Chip's Ahoy because it offered the amenities (gulf front, 2 BR, dog-friendly) we wanted. All of our choices were vindicated and we had a fabulous time.
While check-in time is in the afternoon, I called the owner's representative, Stefanie, on the morning of to see what time we could get in. She very cheerfully told us to come on, that the unit was ready. After we were too far along to turn back, I discovered that I left my laptop charger at home. I called Stefanie again to see about a shipping address. She quickly worked out a solution to have the package shipped to the owner's separate local address and brought it to me when it arrived. I was quite impressed with the personal customer service and grateful for the help.
The unit is a multilevel "townhouse" style condo. There is a modern and well-appointed kitchen, including a Keurig coffee maker, standalone ice maker, and spacious refrigerator. The restaurant options at Cape San Blas are limited, so a gourmet kitchen was valued by my group. There were plenty of pots and pans, utensils, dinnerware and the like.
The main living area includes a sofa and two oversized arm chairs. There is a 60-inch flat screen over the fireplace and a coffee table with nested stools/ottomans in the center. There is a deck facing the gulf adjacent to the living room, with access through a double sliding door. The deck also has a gas grill, a high top cafe table, and chairs.
The master bedroom has an adjacent deck with a panoramic gulf view. We opened the sliding glass door and closed the screen at night to hear the crashing waves. The master bath has an enormous shower with a number of sprayers. The 2nd bedroom has a queen bed and an en-suite bathroom. There is a loft above the bedrooms that has more beds.
The unit is connected to the beach by a wooden walkway. While the beach is wider than most found on the gulf now, it's not a long haul. While we were there, I saw no evidence of a beach chair concession, so bring your own chaise.
While its remoteness and low-density development are charming and quaint, what really sets Cape San Blas apart is its dog-friendliness. I have never seen so many happy dogs in my life. Our dog absolutely loved the beach and meeting lots and lots of dogs and their owners.

"Loved your place! We couldn't believe how clean this unit was considering that pets are allowed (we needed a place for the fur baby too). The entry stairs are carpeted and had some traffic spots, but the owner advised us in advance that the scheduled cleaning had to be postponed. The unit had EVERYTHING we needed. The kitchen lacked nothing. The balconies has ample seating. The beach closet offered beach chairs - we used three but there may have been more. There's an outdoor shower and spigot to make sure the sand comes off before going inside. There's a separate ice maker, Keurig, 4-slice toaster, electric can opener, crock pot, and every size baking sheet, pot/pan, utensil, glass, plate, bowl, and serving piece we needed to make a Thanksgiving dinner. We are VRBO owners ourselves, and this place was better stocked than our own. Plenty of towels too. The biggest surprise was a third bathroom! Who knew? The bathrooms were surprisingly tiny, but the fact that there were three (rather than the advertised two) more than made up for that. Six of us stayed in the unit and three of us were able to shower at the same time. The loft was perfect for our teens. Two families of four could stay here comfortably. The booking, check in and check out procedures all went smoothly. The view was incredible. The sun set straight ahead (as opposed to Destin area where it sets to the right, rather than directly over the ocean in front of you). This was our first trip to Cape San Blas but probably the first of many. Because it isn't commercialized with shopping, dining, and entertainment options our family just enjoyed each other. The people we met were all super-friendly - with the exception of the crotchety guy in the end unit of the building next door. He wasn't a fan of the teenage boys who were outside being silly on the grass between the buildings doing their version of Kung-fu moves. He shooed them away with a flick of his wrist (literally), but we never ran into him again. There was parking for two cars, and one of my favorite things was the pet-potty stations in this pet friendly community. Doggie-doodie bags and trash cans were available in each grass area. Watch out for the armadillos, though! They are not afraid of people or dogs! We visited the local grocery and the in-shore fishing trip as suggested by the owner and were grateful for the info. "The perfect beach escape"
"If you are looking for a beautiful place where to spend a few quiet days in the Florida Panhandle, look no more. The unit is nicely appointed, very well stocked and very spacious, much more than it looks in the pictures! The beach, literally steps away, is gorgeous with white, fine sand and emerald, clean waters. The sand bars along the beach allow for shallow waters, specially during low tide, making of it the perfect playground for kids and inviting to long, relaxed walks by the shore. Cape San Blas has a couple of very well supplied convenience stores where you can get everything you need for your stay. They are a little bit more expensive than the supermarkets in Port St. Joe but they will save you a 40m drive. Dealing with Debbe, the owner, was nice and easy and she was extremely helpful with any questions we had during our stay. On the down side, just one remark, mostly so you don't think this is a completely bias review. The carpet in the flight of stairs from the entrance lobby to the main floor is worn out and crying for replacement, not at the level of the rest of the unit. "We had a family of five stay at Chips Ahoy. The kids loved sleeping upstairs in the loft. We had sufficient space and were about 15 steps from our back deck to the boardwalk with another 15 steps to the beach. We loved watching March madness on the big screen tv and Loved the separate custom ice maker. For a rental unit, the washer and dryer worked very well too which is important with three kids! The kids loved bike riding, playing tennis, swimming in the heated pool, and making campfires and snores on the beach! It was a wonderful getaway filled with true family time! Beach was just steps from the condo so you did not have to keep lugging stuff back in forth in the car. Also loved the outdoor shower and hose so no sand everywhere. The condo was decorated beautifully, had everything we needed and had awesome views, especially from the master bedroom. Debbe was outstanding to work with. She is very organized and does not leave out any detail. She quickly responded to all my questions and we even got our deposit check back in less than a week. Highly recommend this property. "We have stayed at Barrier Dunes two times in the past in two different units. When our "usual" places were booked I found Chips Ahoy and holy cow am I glad! This unit is amazing! It is totally updated down to the faucet hardware. Extras that made it very welcoming just to name a few: built in ice maker, actual comfortable furniture, updated appliances, nice cable selection as well as Netflix. I cannot speak enough about this unit. It was so nice to stay in a condo where the owner obviously enjoys investing in the place.
